This project was the redevelopment of a former supermarket into 38 flats, 4 houses and 1 retail unit.

Dorset Borough Council required 11 of the proposed dwellings as affordable housing.

The council's consultant agreed with our overall findings, although sales values, fees, profit and benchmark land value were all contested to some degree. They also sought various S106 contributions amounting to c.£500,000.

These contributions were demonstrably unviable and they could not be construed as meeting CIL regulation 122.
